Homeowners Insurance — Local, Independent Advice to Protect Your House & Everything In It

Homeowners insurance—family outside their home reviewing coverage with an agent

Your home is more than an address—it's where your life happens. As an independent homeowners insurance agency, Blake Insurance Group compares multiple carriers to help you balance coverage strength and premium savings. We tailor limits for your dwelling, personal property, and liability; then fine-tune with endorsements like water backup, ordinance or law, service line, equipment breakdown, and extended replacement cost. Whether you’re buying a first home, insuring a vacation property, or re-shopping after a roof update, we’ll design protection that fits your budget—and the way you live.

Coverage snapshot (what a home policy covers)

Most owner-occupied policies are HO-3 or HO-5. Exact features vary by carrier and state; we’ll verify forms, sub-limits, and deductibles on your quote.

Popular endorsements & when to add them

Endorsements tailor your policy to local risks and your property’s features.

Water Backup/Sump Overflow Backup from drains/sumps Basements, older plumbing Select limits that cover cleanup + flooring
Service Line Underground lines on your property Older neighborhoods, big trees Often inexpensive; high value per dollar
Equipment Breakdown Mechanical/electrical breakdown HVAC, well pumps, appliances Complements manufacturer warranties

Discounts you can stack

Carriers reward resilient roofs, protective devices, and account bundling. Use this checklist to uncover credits.

What affects price (and what you control)

Premiums are localized. These levers move rates most often:

FactorImpact on premiumWhat you can adjustAgent tip
Rebuild cost Higher Coverage A = higher premium Accurate square footage & features Share remodel details for correct valuation
Roof age/type Older roofs cost more New roof documentation Impact-resistant upgrades can earn credits
Location & weather Wildfire/hail/theft zones increase risk Defensible space, alarms Consider higher wind/hail deductibles with caution
Claims history Recent losses raise rates Loss-prevention measures Small fixes out-of-pocket can protect future pricing
Deductibles Higher deductibles lower premium Set to an amount you can afford today Mind separate wind/hail or named-storm deductibles
Household profile Pets, pools, trampolines, rental use Safety features, disclosures We’ll match carriers to your amenities

Homeowners insurance FAQs

How much dwelling coverage do I need?

Enough to rebuild your home today, not its market price. We use a replacement-cost estimator and your remodel/roof details to set Coverage A.

Should I choose replacement cost or ACV on contents?

Replacement cost (R/C) pays to buy new items of like kind/quality. ACV subtracts depreciation. R/C on contents is a common upgrade for better recovery.

Are floods and earthquakes covered?

Not on standard policies. We’ll quote separate flood and earthquake if needed for your area or lender.

Will a new roof lower my premium?

Often yes, especially with impact-rated materials. Send completion date, photos, and permits to capture credits.

Do I need an umbrella policy?

If you have assets, future income, rentals, or a pool, a $1–$5M umbrella can extend liability protection across home and auto.
