Owning a home in Wilmington: what shapes your rate
The coast shapes Wilmington coverage.
Coastal wind and hurricanes
Coastal homes face hurricane wind and storm surge. Wind may be excluded on your main policy and covered through the Coastal Property Insurance Pool, with a percentage deductible.
Flooding
River and flash flooding damage homes that home policies exclude. Flood insurance is a separate policy, usually with a 30-day waiting period.
Falling trees
Tall pines and hardwoods fall on homes in hurricanes, ice storms, and thunderstorms. Damage to your house is covered, but tree removal limits are often low when nothing is hit.
Rising coastal rates
Beach and coastal territories saw the largest base rate increases in 2025 and 2026. Shopping and wind mitigation matter more here.
Coverage priorities for Wilmington homeowners
| Your situation | Coverage to review | Why it matters |
|---|---|---|
| Coastal homeowner | Wind coverage and percentage deductible | Wind may be excluded. |
| Near a river or creek | Separate flood policy | Home policies exclude flood. |
| Any homeowner | Dwelling at full rebuilding cost | Construction costs have risen. |
| Also insuring your cars | Home and auto bundle | Often the largest discount. |
Examples only, not recommendations. Coverage availability and terms vary by insurer.
North Carolina rules and market facts every Wilmington homeowner should know
- No state mandate, but your lender requires it. North Carolina does not require homeowners insurance by law, but nearly every mortgage lender does.
- How rates are set. The North Carolina Rate Bureau files base homeowners rates for the whole state, and the Commissioner of Insurance approves or negotiates them. Under a January 2025 settlement, base rates rose an average of 7.5% on June 1, 2025, and another 7.5% on June 1, 2026, with beach territories seeing the largest changes and no territory exceeding 35% over the two steps. Insurers then price around those base rates, so quotes still vary.
- Coastal wind coverage. In 18 coastal counties, including New Hanover, Brunswick, Dare, Carteret, and Onslow, many policies exclude wind. The Coastal Property Insurance Pool, run by the NC Insurance Underwriting Association, provides wind and hail coverage or full homeowners coverage when private insurers will not.
- Percentage wind deductibles. Coastal wind and hail deductibles are often 1% to 5% of the dwelling limit. A 3% deductible on a $300,000 home means you pay the first $9,000.
- The NC FAIR Plan. Outside the coastal area, the FAIR Plan offers basic property coverage when at least two insurers have declined your home.
- Flood and landslides are excluded. Home policies exclude flood and most earth movement. Hurricane Helene showed that mountain and inland homes can flood too. See North Carolina flood insurance.
How to compare Wilmington quotes apples to apples
A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.
| Coverage | What to match |
|---|---|
| Dwelling (Coverage A) | Same rebuild amount, based on replacement cost, not market value |
| Other structures and personal property | Same limits, and replacement cost (not actual cash value) for belongings |
| Loss of use | Same limit for living expenses if you cannot stay in the home |
| Personal liability and medical payments | Same limits, such as $300,000 liability |
| Deductibles | Same all-peril deductible and, near the coast, the same wind and hail deductible (often 1% to 5%) |
| Roof settlement | Replacement cost or actual cash value for the roof, and any roof age schedule |
| Endorsements | Water backup, extended replacement cost, ordinance or law, and scheduled jewelry |

Wilmington home insurance FAQs
What is the Coastal Property Insurance Pool?
It is North Carolina's coastal insurer of last resort in 18 counties, including New Hanover. It provides wind and hail coverage when your main policy excludes wind, or full homeowners coverage when private insurers decline.
How does a percentage wind deductible work?
It is a percentage of your dwelling limit. A 2% deductible on a $350,000 home means you pay the first $7,000 of a wind claim.
Did my home policy cover Florence flooding?
No. Flooding needs a separate flood policy. Home and wind policies exclude it.
Does North Carolina require homeowners insurance?
No state law requires it, but nearly every mortgage lender does. Most owners keep coverage even after the mortgage is paid off.
Why did my North Carolina premium go up in 2025 and 2026?
Base homeowners rates rose an average of 7.5% on June 1, 2025, and another 7.5% on June 1, 2026, under a settlement between the Commissioner of Insurance and the Rate Bureau. Your change depends on your territory and insurer.
Do I need flood insurance in Wilmington?
Home policies exclude flood, and Hurricane Helene flooded many homes far from the coast and outside mapped flood zones. Flood insurance usually has a 30-day waiting period, so buy it before a storm.
