Home Insurance in Fayetteville, NC: Coverage for Military Families, River Flooding, and Hurricane Wind

Illustration of a house with the text Home Insurance Fayetteville, North Carolina

Fayetteville is home to Fort Bragg, so many homeowners move on orders and rent out their homes. Hurricanes Matthew and Florence flooded parts of the area along the Cape Fear River, and wind and falling trees shape claims too.

This guide covers what drives home insurance prices in Fayetteville, the North Carolina rules that apply, and how to compare quotes from several insurers on the same terms.

Blake Insurance Group is an independent agency based in Tucson that serves Fayetteville homeowners by phone and online. We do not have an office in Fayetteville, and we compare options from the insurers we are appointed with for your exact address.

Owning a home in Fayetteville: what shapes your rate

The base and the river shape Fayetteville coverage.

Military families

Service members who PCS often rent out their home. A landlord policy replaces homeowners coverage while tenants live there.

Flooding

River and flash flooding damage homes that home policies exclude. Flood insurance is a separate policy, usually with a 30-day waiting period.

Inland hurricane wind and rain

Hurricanes like Fran, Florence, and Helene brought damaging wind and flooding far inland. Wind is covered, but flooding needs its own policy.

Falling trees

Tall pines and hardwoods fall on homes in hurricanes, ice storms, and thunderstorms. Damage to your house is covered, but tree removal limits are often low when nothing is hit.

North Carolina rules and market facts every Fayetteville homeowner should know

  • No state mandate, but your lender requires it. North Carolina does not require homeowners insurance by law, but nearly every mortgage lender does.
  • How rates are set. The North Carolina Rate Bureau files base homeowners rates for the whole state, and the Commissioner of Insurance approves or negotiates them. Under a January 2025 settlement, base rates rose an average of 7.5% on June 1, 2025, and another 7.5% on June 1, 2026, with beach territories seeing the largest changes and no territory exceeding 35% over the two steps. Insurers then price around those base rates, so quotes still vary.
  • Coastal wind coverage. In 18 coastal counties, including New Hanover, Brunswick, Dare, Carteret, and Onslow, many policies exclude wind. The Coastal Property Insurance Pool, run by the NC Insurance Underwriting Association, provides wind and hail coverage or full homeowners coverage when private insurers will not.
  • Percentage wind deductibles. Coastal wind and hail deductibles are often 1% to 5% of the dwelling limit. A 3% deductible on a $300,000 home means you pay the first $9,000.
  • The NC FAIR Plan. Outside the coastal area, the FAIR Plan offers basic property coverage when at least two insurers have declined your home.
  • Flood and landslides are excluded. Home policies exclude flood and most earth movement. Hurricane Helene showed that mountain and inland homes can flood too. See North Carolina flood insurance.

How to compare Fayetteville quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Dwelling (Coverage A)Same rebuild amount, based on replacement cost, not market value
Other structures and personal propertySame limits, and replacement cost (not actual cash value) for belongings
Loss of useSame limit for living expenses if you cannot stay in the home
Personal liability and medical paymentsSame limits, such as $300,000 liability
DeductiblesSame all-peril deductible and, near the coast, the same wind and hail deductible (often 1% to 5%)
Roof settlementReplacement cost or actual cash value for the roof, and any roof age schedule
EndorsementsWater backup, extended replacement cost, ordinance or law, and scheduled jewelry

Discounts worth asking about in Fayetteville

  • Home and auto bundle, compared on the total of both policies.
  • Protective devices, such as monitored alarms and water leak sensors.
  • New roof and newer-home credits where offered.
  • The basics. Home and auto bundle, claims-free, new or impact-resistant roof, monitored alarm, smart water shutoff, new home, paid-in-full, and paperless discounts, where the insurer offers them.

Discount names, amounts, and availability vary by insurer.

Non-renewed, an older roof, or prior claims? You still have options. Some insurers and specialty markets write harder-to-place homes. Call 888-387-3687 and we will shop it for you.

Fayetteville home insurance FAQs

I am PCSing and renting out my Fayetteville home. Is my homeowners policy enough?

Usually not. Most homeowners policies exclude or limit coverage when the home is rented out. Switch to a landlord policy before your tenant moves in.

Does my policy cover a tree that falls on my house?

Yes, damage to your home from a fallen tree is covered, minus your deductible. Removing trees that fall without hitting a structure is usually covered only up to a small limit.

Is flooding from the Cape Fear River covered?

No. River flooding needs a separate flood policy, usually with a 30-day waiting period.

Does North Carolina require homeowners insurance?

No state law requires it, but nearly every mortgage lender does. Most owners keep coverage even after the mortgage is paid off.

Why did my North Carolina premium go up in 2025 and 2026?

Base homeowners rates rose an average of 7.5% on June 1, 2025, and another 7.5% on June 1, 2026, under a settlement between the Commissioner of Insurance and the Rate Bureau. Your change depends on your territory and insurer.

Do I need flood insurance in Fayetteville?

Home policies exclude flood, and Hurricane Helene flooded many homes far from the coast and outside mapped flood zones. Flood insurance usually has a 30-day waiting period, so buy it before a storm.
