Newark is New Jersey's largest city, with many older two- and three-family homes with basements. Multi-unit coverage, sewer backup, and older homes shape what Newark homeowners need.

This guide covers what drives home insurance prices in Newark, the New Jersey rules that apply, and how to compare quotes from several insurers on the same terms.

Blake Insurance Group is an independent agency based in Tucson that serves Newark homeowners by phone and online. We do not have an office in Newark, and we compare options from the insurers we are appointed with for your exact address.

Owning a home in Newark: what shapes your rate

Older multi-family homes shape Newark coverage.

Two- and three-family homes

If you live in one unit and rent the others, you need a policy written for an owner-occupied multi-unit building, including liability for tenants and their guests.

Basement flooding and sewer backup

Heavy rain can overwhelm sewers and back water into basements, as Ida did in 2021. Sewer and drain backup is excluded unless you add the endorsement.

Older homes

Older homes can cost more to rebuild to current code. Ordinance or law coverage helps pay for required upgrades, and updated wiring, plumbing, and roofs can lower your price.

Passaic River flooding

Homes near the Passaic River can flood. Flood is excluded from home policies, and flood policies usually have a 30-day waiting period.

New Jersey rules and market facts every Newark homeowner should know

  • No state mandate, but your lender requires it. New Jersey does not require homeowners insurance by law, but nearly every mortgage lender does.
  • Non-renewal and cancellation rules. Insurers must give at least 30 days' written notice with a reason before non-renewing. Once a policy has been in force 60 days, it can be canceled only for specific reasons, such as non-payment, fraud, misrepresentation, or a change that materially increases the risk.
  • Hurricane and windstorm deductibles. Shore-area policies often carry a separate hurricane or windstorm deductible set as a percentage of your dwelling limit. Compare it carefully, not just the premium.
  • The FAIR Plan. If standard insurers decline your home, the New Jersey Insurance Underwriting Association offers basic property coverage. It does not include personal liability, so it is often paired with a separate liability policy.
  • Basements and sewer backup. Storms like Ida in 2021 flooded basements across North Jersey. Sewer and drain backup is excluded unless you add the endorsement, and surface flooding needs a flood policy.
  • Flood is excluded. Storm surge, river, and flash flooding are not covered by home policies. See flood insurance.

How to compare Newark quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Dwelling (Coverage A)Same rebuild amount, based on replacement cost, not market value
Other structures and personal propertySame limits, and replacement cost (not actual cash value) for belongings
Loss of useSame limit for living expenses if you cannot stay in the home
Personal liability and medical paymentsSame limits, such as $300,000 liability
DeductiblesSame all-peril deductible and the same hurricane or windstorm deductible, which near the shore is often a percentage of the dwelling limit
Roof settlementReplacement cost or actual cash value for the roof, and any roof age schedule
EndorsementsWater backup, extended replacement cost, ordinance or law, and scheduled jewelry

Discounts worth asking about in Newark

  • Home and auto bundle, compared on the total of both policies.
  • Protective devices, such as monitored alarms, sump pump alarms, and water leak sensors.
  • Updated systems, such as newer roofs, wiring, and plumbing, where offered.
  • The basics. Home and auto bundle, claims-free, new or impact-resistant roof, monitored alarm, smart water shutoff, new home, paid-in-full, and paperless discounts, where the insurer offers them.

Discount names, amounts, and availability vary by insurer.

Non-renewed, an older roof, or prior claims? You still have options. Some insurers and specialty markets write harder-to-place homes. Call 888-387-3687 and we will shop it for you.

Newark home insurance FAQs

I live in one unit of my two-family home. What policy do I need?

Most insurers write owner-occupied two- to four-unit buildings on a homeowners form. Tell us how many units are rented so the policy covers the building and your liability.

Is a backed-up sewer or floor drain covered?

Not unless you add sewer and drain backup coverage. It is an inexpensive endorsement and one of the most important for New Jersey homes with basements.

Why does my older home cost more to insure?

Older homes can cost more to rebuild, especially to current code. Ordinance or law coverage helps, and updated wiring, plumbing, and roofs can lower your price.

Does New Jersey require homeowners insurance?

No state law requires it, but nearly every mortgage lender does. Most owners keep coverage even after the mortgage is paid off.

How much notice do I get if my insurer will not renew?

New Jersey requires at least 30 days' written notice with a reason. If the reason relates to a claim, you can ask the Department of Banking and Insurance to review it.

Is basement flooding covered in Newark?

It depends on the cause. Sewer and drain backup is covered only if you add the endorsement, and surface or river flooding needs a separate flood policy.
