Spokane renters face wildfire on the edges of town, as in the 2023 Gray and Oregon Road fires, along with windstorms and hard winters. Wildfire, winter, and students shape what Spokane renters need.

This guide covers what renters insurance pays for in Spokane, the Washington coverage gaps to watch, and how to compare quotes from several insurers on the same terms.

Renting in Spokane: what shapes your rate

Eastern Washington weather shapes Spokane renters coverage.

Wildfire

Wildfire is a covered fire loss for your belongings under a standard renters policy, and loss of use helps if your unit is damaged.

Snow, ice, and frozen pipes

Cold snaps can burst pipes and ice storms can knock out power. Sudden water damage is usually covered for your belongings, and loss of use helps if your unit becomes unlivable.

Student renters

A parent's homeowners policy may extend limited coverage to a student living away at school, but off-campus apartments often need their own renters policy with their own liability limit.

Military renters

Renters insurance follows your belongings, including in storage, subject to limits. Some on-base housing requires renters insurance or includes limited coverage, so check your housing agreement.

Washington rules and market facts every Spokane renter should know

  • Not required by law, but often required by your lease. Washington does not require renters insurance, but many apartment buildings and management companies require it, often with a minimum liability limit and proof that lists the property manager.
  • Your landlord's insurance does not cover you. The landlord's policy covers the building, not your belongings or your liability if someone is hurt in your unit.
  • Earthquakes are the biggest gap. Western Washington faces the Cascadia Subduction Zone and shallow faults like the Seattle Fault, and the 2001 Nisqually earthquake damaged buildings from Olympia to Seattle. Renters policies exclude earthquake damage unless you add an endorsement, usually with a percentage deductible.
  • Windstorms and falling trees. Damage to your belongings from wind and falling trees is usually covered, and loss of use helps if your unit is unlivable.
  • Flood is excluded. Atmospheric river storms can flood rivers like the Green, Cedar, and Nooksack. Renters policies exclude flood. National Flood Insurance Program policies cover renters' belongings up to $100,000, usually after a 30-day wait. See flood insurance.
  • Roommates need their own policies. Most renters policies cover only you and relatives who live with you.

How to compare Spokane quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Personal propertySame limit, with replacement cost, not actual cash value, for your belongings
Loss of useSame limit for hotel and living costs if a covered loss forces you out
Personal liability and medical paymentsSame limits, and at least what your lease requires, such as $100,000 or $300,000 liability
DeductibleSame deductible, such as $500 or $1,000, for each claim, plus a separate percentage deductible on an earthquake endorsement
Special limitsSame limits for jewelry, electronics, bikes, and collectibles, or schedule items worth more
EndorsementsWater backup, identity theft, and pet liability if you have a dog, plus separate earthquake or flood coverage where needed

Spokane renters insurance FAQs

Does renters insurance cover wildfire?

Yes. Fire, including wildfire, is a covered loss for your belongings, and loss of use helps with temporary housing if your unit is damaged.

Is a burst pipe covered?

Usually, yes. Sudden water damage from a frozen or burst pipe is covered for your belongings, subject to your deductible. Damage from a slow leak over time is not.

I am a student at Gonzaga. Do I need renters insurance?

A parent's homeowners policy may extend limited coverage to students living away at school, often capped at a share of their personal property limit, and off-campus rentals may not qualify. A renters policy gives you your own limits and liability.

Does Washington require renters insurance?

No state law requires it, but many leases do. Your landlord can ask for proof of coverage and a minimum liability limit.

Does renters insurance cover earthquake damage in Spokane?

Not unless you add an earthquake endorsement. Many insurers offer one for renters, usually with a percentage deductible on your personal property limit.

Do my roommates in Spokane need their own policy?

Usually, yes. Most renters policies cover only you and relatives who live with you. Each unrelated roommate should carry their own policy.
