Home Insurance in Washington: Earthquakes, Wildfire, Landslides, and City Guides
Washington home insurance splits along the Cascades: earthquakes, landslides, and windstorms on the west side, and wildfire and hard winters on the east. A 2025 law gives homeowners 60 days' notice before non-renewal.
This guide covers Washington's home insurance rules, the coverage choices that matter most, and links to our local guides for 10 Washington cities. Compare quotes from several insurers on the same terms with one call.

Owning a home in Washington: what shapes your rate
Local conditions vary across Washington, but these risks come up statewide.
Earthquakes
Western Washington faces Cascadia subduction and shallow fault earthquakes. Earthquake damage is excluded from home policies, and earthquake coverage usually carries a percentage deductible.
Landslides on bluffs and hillsides
Steep slopes and bluffs can slide after heavy rain. Earth movement, including landslides, is excluded from standard home policies, so drainage and slope care matter.
Older homes
Older homes can cost more to rebuild to current code. Ordinance or law coverage helps pay for required upgrades, and seismic retrofits can help with earthquake coverage.
Rebuilding costs
Construction costs in the Puget Sound region are among the highest in the country. Make sure your dwelling limit reflects full rebuilding cost, and consider extended replacement cost.
Wildfire
Wildfire is the leading reason insurers non-renew homes in Eastern Washington. Defensible space, ember-resistant vents, and a Class A roof help keep a home insurable.
Coverage priorities for Washington homeowners
| Your situation | Coverage to review | Why it matters |
|---|---|---|
| Any Western Washington homeowner | Earthquake coverage quote | Excluded from home policies. |
| Any homeowner | Dwelling at full rebuilding cost | Construction costs are high. |
| Older home | Ordinance or law coverage | Helps pay for code upgrades. |
| Also insuring your cars | Home and auto bundle | Often the largest discount. |
| Near wildland or brush | Wildfire mitigation and quote options | Helps the home stay insurable. |
| Landlord or PCSing family | Landlord policy | Homeowners forms exclude most rentals. |
Examples only, not recommendations. Coverage availability and terms vary by insurer.
Washington rules and market facts every homeowner should know
- No state mandate, but your lender requires it. Washington does not require homeowners insurance by law, but nearly every mortgage lender does.
- Longer non-renewal notice. Since July 1, 2025, insurers must give at least 60 days' written notice before canceling or non-renewing a homeowners policy, up from 45 days, and a non-renewal notice must state the actual reasons. If you think a non-renewal was unfair, you can contact the Office of the Insurance Commissioner.
- Earthquake coverage is separate. Western Washington faces Cascadia subduction zone and shallow fault earthquakes like the 2001 Nisqually quake. Standard home policies exclude earthquake damage, and earthquake coverage usually carries a percentage deductible.
- Wildfire is changing the market. Insurers have non-renewed thousands of policies in wildfire-prone areas, especially in Eastern Washington. Defensible space and ember-resistant construction help, and the Washington FAIR Plan offers basic fire coverage as a last resort.
- Landslides and floods are excluded. Earth movement, including landslides on bluffs and hillsides, and flooding from atmospheric rivers are not covered by home policies. See flood insurance.
How to compare Washington quotes apples to apples
A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.
| Coverage | What to match |
|---|---|
| Dwelling (Coverage A) | Same rebuild amount, based on replacement cost, not market value |
| Other structures and personal property | Same limits, and replacement cost (not actual cash value) for belongings |
| Loss of use | Same limit for living expenses if you cannot stay in the home |
| Personal liability and medical payments | Same limits, such as $300,000 liability |
| Deductibles | Same deductible, and matching earthquake coverage and deductible if you add it |
| Roof settlement | Replacement cost or actual cash value for the roof, and any roof age schedule |
| Endorsements | Water backup, extended replacement cost, ordinance or law, and scheduled jewelry |

Washington home insurance FAQs
Is earthquake damage covered?
Not under a standard home policy. Earthquake coverage is added separately, usually with a percentage deductible.
Is a landslide covered?
No. Earth movement, including landslides, is excluded from standard home policies.
Does a seismic retrofit help?
Bolting the house to its foundation and bracing cripple walls reduces earthquake damage, and some insurers offer credits for it on earthquake coverage.
My insurer non-renewed me for wildfire risk. What now?
Shop other insurers through an independent agent, since each weighs wildfire risk differently. Mitigation work can help, and the Washington FAIR Plan offers basic fire coverage as a last resort.
Does Washington require homeowners insurance?
No state law requires it, but nearly every mortgage lender does. Most owners keep coverage even after the mortgage is paid off.
How much notice do I get if my insurer will not renew?
For policies issued on or after July 1, 2025, at least 60 days' written notice, and a non-renewal notice must state the actual reasons.
