Renting in Washington: what shapes your rate
Local conditions vary across Washington, but these risks come up statewide.
Earthquakes
Western Washington faces the Cascadia Subduction Zone and shallow faults. Earthquake damage is excluded from renters policies unless you add an endorsement, usually with a percentage deductible.
Car prowls and package theft
Renters insurance covers belongings stolen from your apartment, and usually from your car, a storage unit, or a bike rack, subject to your deductible and special limits.
Windstorms and falling trees
Fall and winter windstorms bring down tall trees on apartment buildings and knock out power. Damage to your belongings is covered, and loss of use helps if you are displaced.
Student renters
A parent's homeowners policy may extend limited coverage to a student living away at school, but off-campus apartments often need their own renters policy with their own liability limit.
Wildfire
Wildfire is a covered fire loss for your belongings under a standard renters policy, and loss of use helps if your unit is damaged.
Coverage priorities for Washington renters
| Your situation | Coverage to review | Why it matters |
|---|---|---|
| Puget Sound renter | Earthquake endorsement | Excluded unless added. |
| Sharing an apartment | A separate policy for each roommate | Most policies cover only your household. |
| College student | Check a parent's policy, then renters | Off-campus coverage is often limited. |
| Any renter | Personal property at replacement cost | Actual cash value pays less for used items. |
| Service member | Renters policy with storage coverage | Belongings move with you. |
| Lease requires coverage | Liability at or above the lease minimum | Many leases set a minimum. |
Examples only, not recommendations. Coverage availability and terms vary by insurer.
Washington rules and market facts every renter should know
- Not required by law, but often required by your lease. Washington does not require renters insurance, but many apartment buildings and management companies require it, often with a minimum liability limit and proof that lists the property manager.
- Your landlord's insurance does not cover you. The landlord's policy covers the building, not your belongings or your liability if someone is hurt in your unit.
- Earthquakes are the biggest gap. Western Washington faces the Cascadia Subduction Zone and shallow faults like the Seattle Fault, and the 2001 Nisqually earthquake damaged buildings from Olympia to Seattle. Renters policies exclude earthquake damage unless you add an endorsement, usually with a percentage deductible.
- Windstorms and falling trees. Damage to your belongings from wind and falling trees is usually covered, and loss of use helps if your unit is unlivable.
- Flood is excluded. Atmospheric river storms can flood rivers like the Green, Cedar, and Nooksack. Renters policies exclude flood. National Flood Insurance Program policies cover renters' belongings up to $100,000, usually after a 30-day wait. See flood insurance.
- Roommates need their own policies. Most renters policies cover only you and relatives who live with you.
How to compare Washington quotes apples to apples
A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.
| Coverage | What to match |
|---|---|
| Personal property | Same limit, with replacement cost, not actual cash value, for your belongings |
| Loss of use | Same limit for hotel and living costs if a covered loss forces you out |
| Personal liability and medical payments | Same limits, and at least what your lease requires, such as $100,000 or $300,000 liability |
| Deductible | Same deductible, such as $500 or $1,000, for each claim, plus a separate percentage deductible on an earthquake endorsement |
| Special limits | Same limits for jewelry, electronics, bikes, and collectibles, or schedule items worth more |
| Endorsements | Water backup, identity theft, and pet liability if you have a dog, plus separate earthquake or flood coverage where needed |
