New Jersey renters range from Hoboken garden units and Jersey City high-rises to shore rentals on Barnegat Bay. Your landlord's policy does not cover your belongings or liability.

This guide covers New Jersey's renters insurance rules, the coverage choices that matter most, and links to our local guides for 10 New Jersey cities. Compare quotes from several insurers on the same terms with one call.

Blake Insurance Group is an independent agency based in Tucson that serves New Jersey renters by phone and online. We do not have an office in New Jersey, and we compare options from the insurers we are appointed with for your exact address.

Renting in New Jersey: what shapes your rate

Local conditions vary across New Jersey, but these risks come up statewide.

Flash flooding and basement units

Ida in 2021 flooded basement apartments within minutes. Renters policies exclude flood, but a flood policy covers belongings up to $100,000.

Theft and package theft

Renters insurance covers belongings stolen from your apartment, and usually from your car or a storage unit, subject to your deductible and special limits.

Student renters

A parent's homeowners policy may extend limited coverage to a student living away at school, but off-campus apartments often need their own renters policy with their own liability limit.

Sewer backup

Heavy rain can overwhelm older sewers and push water up through floor drains. Renters policies exclude sewer backup unless you add an endorsement.

Storm surge and tidal flooding

Sandy's surge flooded waterfront neighborhoods in 2012. Renters policies exclude flood, but a flood policy covers belongings up to $100,000.

New Jersey rules and market facts every renter should know

  • Not required by law, but often required by your lease. New Jersey does not require renters insurance, but many apartment buildings and management companies require it, often with a minimum liability limit and proof that lists the property manager.
  • Your landlord's insurance does not cover you. The landlord's policy covers the building, not your belongings or your liability if someone is hurt in your unit.
  • Flood is the biggest gap. Sandy in 2012 and Ida in 2021 flooded thousands of New Jersey rentals, including basement apartments. Renters policies exclude flood. National Flood Insurance Program policies cover renters' belongings up to $100,000, usually after a 30-day wait. See flood insurance.
  • Sewer backup needs an endorsement. Heavy rain can push water up through floor drains. A sewer and drain backup endorsement covers it, usually for a low added cost.
  • Coastal storms. Wind damage to your belongings is usually covered, though some shore-area policies carry a separate windstorm deductible.
  • Roommates need their own policies. Most renters policies cover only you and relatives who live with you.

How to compare New Jersey quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Personal propertySame limit, with replacement cost, not actual cash value, for your belongings
Loss of useSame limit for hotel and living costs if a covered loss forces you out
Personal liability and medical paymentsSame limits, and at least what your lease requires, such as $100,000 or $300,000 liability
DeductibleSame deductible, such as $500 or $1,000, and the same windstorm deductible if your policy has one
Special limitsSame limits for jewelry, electronics, bikes, and collectibles, or schedule items worth more
EndorsementsWater backup, identity theft, and pet liability if you have a dog, plus separate earthquake or flood coverage where needed

New Jersey renters insurance FAQs

Is a sewer backup covered?

Not by default. Water that backs up through drains is usually covered only if you add a sewer and drain backup endorsement, which is common for garden and basement units.

Is stuff stolen from my car covered?

Usually, yes. Renters insurance covers personal belongings stolen from your car, subject to your deductible. Damage to the car itself falls under auto insurance.

Are stolen packages covered?

Packages that have been delivered to you are generally your property, so theft may be covered subject to your deductible. Many small package claims fall under the deductible, so check with the seller first.

Is a burst pipe covered?

Usually, yes. Sudden water damage from a frozen or burst pipe is covered for your belongings, subject to your deductible. Damage from a slow leak over time is not.

Does New Jersey require renters insurance?

No state law requires it, but many leases do. Your landlord can ask for proof of coverage and a minimum liability limit.

Does renters insurance cover flooding in New Jersey?

No. Flooding is excluded from renters policies. A flood policy covers your belongings up to $100,000, usually after a 30-day waiting period.

Do my roommates in New Jersey need their own policy?

Usually, yes. Most renters policies cover only you and relatives who live with you. Each unrelated roommate should carry their own policy.
