Illustration of a house with the text Home Insurance Kent, Washington

Kent spreads from the Green River valley floor up onto East Hill and West Hill. Valley flooding, earthquakes, and hillside lots shape what Kent homeowners need.

This guide covers what drives home insurance prices in Kent, the Washington rules that apply, and how to compare quotes from several insurers on the same terms.

Blake Insurance Group is an independent agency based in Tucson that serves Kent homeowners by phone and online. We do not have an office in Kent, and we compare options from the insurers we are appointed with for your exact address.

Owning a home in Kent: what shapes your rate

The valley shapes Kent coverage.

Green River flooding

Homes near the Green River can flood, especially during atmospheric rivers. Flood is excluded from home policies, and flood policies usually have a 30-day waiting period.

Earthquakes

Western Washington faces Cascadia subduction and shallow fault earthquakes. Earthquake damage is excluded from home policies, and earthquake coverage usually carries a percentage deductible.

Landslides on bluffs and hillsides

Steep slopes and bluffs can slide after heavy rain. Earth movement, including landslides, is excluded from standard home policies, so drainage and slope care matter.

Windstorms and falling trees

Fall and winter windstorms, like the November 2024 bomb cyclone, bring down tall evergreens onto homes. Damage from a falling tree is covered, subject to your deductible.

Washington rules and market facts every Kent homeowner should know

  • No state mandate, but your lender requires it. Washington does not require homeowners insurance by law, but nearly every mortgage lender does.
  • Longer non-renewal notice. Since July 1, 2025, insurers must give at least 60 days' written notice before canceling or non-renewing a homeowners policy, up from 45 days, and a non-renewal notice must state the actual reasons. If you think a non-renewal was unfair, you can contact the Office of the Insurance Commissioner.
  • Earthquake coverage is separate. Western Washington faces Cascadia subduction zone and shallow fault earthquakes like the 2001 Nisqually quake. Standard home policies exclude earthquake damage, and earthquake coverage usually carries a percentage deductible.
  • Wildfire is changing the market. Insurers have non-renewed thousands of policies in wildfire-prone areas, especially in Eastern Washington. Defensible space and ember-resistant construction help, and the Washington FAIR Plan offers basic fire coverage as a last resort.
  • Landslides and floods are excluded. Earth movement, including landslides on bluffs and hillsides, and flooding from atmospheric rivers are not covered by home policies. See flood insurance.

How to compare Kent quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Dwelling (Coverage A)Same rebuild amount, based on replacement cost, not market value
Other structures and personal propertySame limits, and replacement cost (not actual cash value) for belongings
Loss of useSame limit for living expenses if you cannot stay in the home
Personal liability and medical paymentsSame limits, such as $300,000 liability
DeductiblesSame deductible, and matching earthquake coverage and deductible if you add it
Roof settlementReplacement cost or actual cash value for the roof, and any roof age schedule
EndorsementsWater backup, extended replacement cost, ordinance or law, and scheduled jewelry

Insurers price by the exact address, the roof's age and material, the home's age and updates, and the cost to rebuild, so have those details ready for an accurate quote.

Discounts worth asking about in Kent

  • Home and auto bundle, compared on the total of both policies.
  • Protective devices, such as monitored alarms and water leak sensors.
  • Seismic retrofits and newer roofs, where offered.
  • The basics. Home and auto bundle, claims-free, new or impact-resistant roof, monitored alarm, smart water shutoff, new home, paid-in-full, and paperless discounts, where the insurer offers them.

Discount names, amounts, and availability vary by insurer.

Non-renewed, an older roof, or prior claims? You still have options. Some insurers and specialty markets write harder-to-place homes. Call 888-387-3687 and we will shop it for you.
