Illustration of a house with the text Home Insurance Spokane, Washington

Spokane faces wildfires like the August 2023 Gray and Oregon Road fires, plus hard winters and windstorms, and Fairchild Air Force Base brings many military households. Wildfire, winter, and PCS rentals shape what Spokane homeowners need.

This guide covers what drives home insurance prices in Spokane, the Washington rules that apply, and how to compare quotes from several insurers on the same terms.

Blake Insurance Group is an independent agency based in Tucson that serves Spokane homeowners by phone and online. We do not have an office in Spokane, and we compare options from the insurers we are appointed with for your exact address.

Owning a home in Spokane: what shapes your rate

Wildfire and winter shape Spokane coverage.

Wildfire

Wildfire is the leading reason insurers non-renew homes in Eastern Washington. Defensible space, ember-resistant vents, and a Class A roof help keep a home insurable.

Snow, ice, and frozen pipes

Snow, ice storms, and hard freezes cause winter claims. Sudden damage is usually covered if you kept the home heated.

Military families

Service members who PCS often rent out their homes. A landlord policy replaces homeowners coverage while tenants live there.

Rentals near campus

If you rent out a home near a university, a landlord policy covers the building and your liability.

Washington rules and market facts every Spokane homeowner should know

  • No state mandate, but your lender requires it. Washington does not require homeowners insurance by law, but nearly every mortgage lender does.
  • Longer non-renewal notice. Since July 1, 2025, insurers must give at least 60 days' written notice before canceling or non-renewing a homeowners policy, up from 45 days, and a non-renewal notice must state the actual reasons. If you think a non-renewal was unfair, you can contact the Office of the Insurance Commissioner.
  • Earthquake coverage is separate. Western Washington faces Cascadia subduction zone and shallow fault earthquakes like the 2001 Nisqually quake. Standard home policies exclude earthquake damage, and earthquake coverage usually carries a percentage deductible.
  • Wildfire is changing the market. Insurers have non-renewed thousands of policies in wildfire-prone areas, especially in Eastern Washington. Defensible space and ember-resistant construction help, and the Washington FAIR Plan offers basic fire coverage as a last resort.
  • Landslides and floods are excluded. Earth movement, including landslides on bluffs and hillsides, and flooding from atmospheric rivers are not covered by home policies. See flood insurance.

How to compare Spokane quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Dwelling (Coverage A)Same rebuild amount, based on replacement cost, not market value
Other structures and personal propertySame limits, and replacement cost (not actual cash value) for belongings
Loss of useSame limit for living expenses if you cannot stay in the home
Personal liability and medical paymentsSame limits, such as $300,000 liability
DeductiblesSame deductible, and matching earthquake coverage and deductible if you add it
Roof settlementReplacement cost or actual cash value for the roof, and any roof age schedule
EndorsementsWater backup, extended replacement cost, ordinance or law, and scheduled jewelry

Discounts worth asking about in Spokane

  • Home and auto bundle, compared on the total of both policies.
  • Protective devices, such as monitored alarms and water leak sensors.
  • Seismic retrofits and newer roofs, where offered.
  • The basics. Home and auto bundle, claims-free, new or impact-resistant roof, monitored alarm, smart water shutoff, new home, paid-in-full, and paperless discounts, where the insurer offers them.

Discount names, amounts, and availability vary by insurer.

Non-renewed, an older roof, or prior claims? You still have options. Some insurers and specialty markets write harder-to-place homes. Call 888-387-3687 and we will shop it for you.

Spokane home insurance FAQs

My insurer non-renewed me for wildfire risk. What now?

Shop other insurers through an independent agent, since each weighs wildfire risk differently. Mitigation work can help, and the Washington FAIR Plan offers basic fire coverage as a last resort.

I am PCSing and renting out my home. Is my homeowners policy enough?

Usually not. Most homeowners policies exclude or limit coverage when the home is rented out. Switch to a landlord policy before your tenant moves in.

I rent out a home near Gonzaga. Is my homeowners policy enough?

Usually not. Most homeowners policies exclude or limit coverage when the home is rented out. A landlord policy is designed for rentals.

Does Washington require homeowners insurance?

No state law requires it, but nearly every mortgage lender does. Most owners keep coverage even after the mortgage is paid off.

How much notice do I get if my insurer will not renew?

For policies issued on or after July 1, 2025, at least 60 days' written notice, and a non-renewal notice must state the actual reasons.

Is earthquake damage covered in Spokane?

Not under a standard home policy. Earthquake coverage is added separately, usually with a percentage deductible.
