Renters Insurance in West Virginia: Flooding, Landslides, and City Guides
West Virginia renters live in river valleys and on hillsides, where flooding and landslides are the biggest coverage gaps. Your landlord's policy does not cover your belongings or liability.
This guide covers West Virginia's renters insurance rules, the coverage choices that matter most, and links to our local guides for 10 West Virginia cities. Compare quotes from several insurers on the same terms with one call.

Renting in West Virginia: what shapes your rate
Local conditions vary across West Virginia, but these risks come up statewide.
River and flash flooding
Narrow valleys send water into towns quickly, as the June 2016 floods showed. Renters policies exclude flood, but a flood policy covers belongings up to $100,000.
Landslides and hillsides
Hillside rentals face landslide risk after heavy rain. Earth movement is excluded from renters policies, though fire or explosion that follows may be covered.
Lease requirements
Many apartment communities require proof of renters insurance with a minimum liability limit and list the property manager as an interested party.
Theft and car break-ins
Renters insurance covers belongings stolen from your apartment, and usually from your car or a storage unit, subject to your deductible and special limits.
Student renters
A parent's homeowners policy may extend limited coverage to a student living away at school, but off-campus apartments often need their own renters policy with their own liability limit.
Coverage priorities for West Virginia renters
| Your situation | Coverage to review | Why it matters |
|---|---|---|
| Valley or riverside unit | Contents flood policy | Renters policies exclude flood. |
| Lease requires coverage | Liability at or above the lease minimum | Many leases set a minimum. |
| Any renter | Loss of use limit | Pays for housing if your unit is unlivable. |
| College student | Check a parent's policy, then renters | Off-campus coverage is often limited. |
| Sharing an apartment | A separate policy for each roommate | Most policies cover only your household. |
| Basement unit | Sewer and drain backup endorsement | Often excluded unless added. |
Examples only, not recommendations. Coverage availability and terms vary by insurer.
West Virginia rules and market facts every renter should know
- Not required by law, but often required by your lease. West Virginia does not require renters insurance, but many apartment communities require it, often with a minimum liability limit and proof that lists the property manager.
- Your landlord's insurance does not cover you. The landlord's policy covers the building, not your belongings or your liability if someone is hurt in your unit.
- Flood is the biggest gap. Many West Virginia towns sit in narrow river valleys, and floods like June 2016 destroyed renters' belongings. Renters policies exclude flood. National Flood Insurance Program policies cover renters' belongings up to $100,000, usually after a 30-day wait. See flood insurance.
- Landslides and mine subsidence. Earth movement, including landslides and ground collapse over old mines, is excluded from standard renters policies.
- Winter freezes. Sudden water damage from a burst pipe is usually covered for your belongings. If your unit becomes unlivable, loss of use coverage helps with temporary housing.
- Roommates need their own policies. Most renters policies cover only you and relatives who live with you.
How to compare West Virginia quotes apples to apples
A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.
| Coverage | What to match |
|---|---|
| Personal property | Same limit, with replacement cost, not actual cash value, for your belongings |
| Loss of use | Same limit for hotel and living costs if a covered loss forces you out |
| Personal liability and medical payments | Same limits, and at least what your lease requires, such as $100,000 or $300,000 liability |
| Deductible | Same deductible, such as $500 or $1,000, for each claim |
| Special limits | Same limits for jewelry, electronics, bikes, and collectibles, or schedule items worth more |
| Endorsements | Water backup, identity theft, and pet liability if you have a dog, plus separate earthquake or flood coverage where needed |
