Most San Franciscans rent, many in older buildings that sit near the San Andreas and Hayward faults, and car break-ins are a constant concern. Earthquakes, theft, and roommates shape what San Francisco renters need.

This guide covers what renters insurance pays for in San Francisco, the California coverage gaps to watch, including earthquake, and how to compare quotes from several insurers on the same terms.

Renting in San Francisco: what shapes your rate

Old buildings and city life shape San Francisco renters coverage.

Earthquakes

Renters policies exclude earthquake damage. A California Earthquake Authority renters policy covers belongings and loss of use, with a percentage deductible on belongings and none on loss of use.

Older apartment buildings

Many older apartments, including soft-story buildings with parking below, can be badly damaged in a quake. Loss of use coverage matters if your building is red-tagged.

Theft and car break-ins

Renters insurance covers belongings stolen from your apartment, and usually from your car, subject to your deductible and special limits on items like laptops and jewelry.

Roommates

Splitting rent does not mean splitting a policy. Most renters policies cover only you and relatives who live with you, so each roommate needs their own coverage.

California rules and market facts every San Francisco renter should know

  • Not required by law, but often required by your lease. California does not require renters insurance, but many landlords require it, often with a minimum liability limit and proof that lists them as an interested party.
  • Your landlord's insurance does not cover you. The landlord's policy covers the building, not your belongings or your liability if someone is hurt in your unit.
  • Earthquake coverage is separate. Renters policies exclude earthquake damage. The California Earthquake Authority sells renters policies through participating insurers that cover personal property and loss of use, with a personal property deductible of 5% to 25% of the limit and no deductible on loss of use.
  • Wildfire. Fire damage to your belongings is covered, and loss of use pays extra living costs if you are displaced. After a declared state of emergency, California law extends how long insurers must pay living expenses, though your policy's dollar limit still applies.
  • The FAIR Plan. If you cannot find fire coverage for your belongings in the regular market, the California FAIR Plan offers basic fire coverage as a last resort, often paired with a separate liability policy.
  • Flood is excluded. See flood insurance for contents coverage.
