Illustration of a house with the text Home Insurance South Carolina, statewide guide

South Carolina home insurance ranges from coastal hurricane coverage on the Grand Strand and in the Lowcountry to storm and tree damage in the Upstate. State law adds non-renewal protections that help homeowners after storms.

This guide covers South Carolina's home insurance rules, the coverage choices that matter most, and links to our local guides for 10 South Carolina cities. Compare quotes from several insurers on the same terms with one call.

Blake Insurance Group is an independent agency based in Tucson that serves South Carolina homeowners by phone and online. We do not have an office in South Carolina, and we compare options from the insurers we are appointed with for your exact address.

Owning a home in South Carolina: what shapes your rate

Local conditions vary across South Carolina, but these risks come up statewide.

Hurricanes

Hurricanes bring wind damage across the state. Coastal policies often carry a percentage hurricane deductible, so compare that deductible and your dwelling limit, not just the premium.

Storm surge and flooding

Storm surge, tidal flooding, and heavy rain cause much of the coastal damage. Flood is excluded from home policies, and flood policies usually have a 30-day waiting period.

Historic and older homes

Historic and older homes can cost far more to rebuild, and historic district rules may require matching materials. Ordinance or law coverage helps pay for required upgrades.

Earthquakes

The Charleston area has a history of earthquakes, including the 1886 quake and the 2021 to 2022 Summerville swarm. Earthquake damage is excluded unless you add an endorsement.

Military families

Service members who PCS often rent out their homes. A landlord policy replaces homeowners coverage while tenants live there.

South Carolina rules and market facts every homeowner should know

  • No state mandate, but your lender requires it. South Carolina does not require homeowners insurance by law, but nearly every mortgage lender does.
  • Non-renewal protections. Insurers must give at least 60 days' written notice with a specific reason before non-renewing a homeowners policy. Claims caused by acts of God, such as hurricanes, cannot be used to count claim frequency for non-renewal.
  • Hurricane deductibles. Coastal policies often carry a separate hurricane or named storm deductible set as a percentage of your dwelling limit. Compare it carefully, not just the premium.
  • The wind pool. If coastal homeowners cannot get wind and hail coverage in the regular market, the SC Wind and Hail Underwriting Association offers it within its coastal territory. We can pair a wind pool policy with a separate home policy.
  • SC Safe Home grants. The SC Department of Insurance's SC Safe Home program offers grants to eligible coastal homeowners to strengthen roofs, windows, and doors against hurricanes. Applications open periodically, and mitigation features can also earn insurance discounts.
  • Flood is excluded. Storm surge and flooding are not covered by home policies. See South Carolina flood insurance.

How to compare South Carolina quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Dwelling (Coverage A)Same rebuild amount, based on replacement cost, not market value
Other structures and personal propertySame limits, and replacement cost (not actual cash value) for belongings
Loss of useSame limit for living expenses if you cannot stay in the home
Personal liability and medical paymentsSame limits, such as $300,000 liability
DeductiblesSame all-peril deductible and the same hurricane or wind deductible, which on the coast is often a percentage of the dwelling limit
Roof settlementReplacement cost or actual cash value for the roof, and any roof age schedule
EndorsementsWater backup, extended replacement cost, ordinance or law, and scheduled jewelry

Discounts worth asking about in South Carolina

  • Wind mitigation features, such as roof straps and impact-rated openings, where offered.
  • Home and auto bundle, compared on the total of both policies.
  • Protective devices, such as monitored alarms and water leak sensors.
  • The basics. Home and auto bundle, claims-free, new or impact-resistant roof, monitored alarm, smart water shutoff, new home, paid-in-full, and paperless discounts, where the insurer offers them.

Discount names, amounts, and availability vary by insurer.

Non-renewed, an older roof, or prior claims? You still have options. Some insurers and specialty markets write harder-to-place homes. Call 888-387-3687 and we will shop it for you.

South Carolina home insurance FAQs

How does a percentage hurricane deductible work?

It is a percentage of your dwelling limit, not the damage. A 2% deductible on a $400,000 home means you pay the first $8,000 of a hurricane claim.

Does home insurance cover storm surge?

No. Storm surge and flooding are excluded from home policies. A separate flood policy covers it, usually after a 30-day waiting period.

Is earthquake damage covered?

Not under a standard home policy. An earthquake endorsement covers it, usually with a percentage deductible.

What is the SC wind pool?

The SC Wind and Hail Underwriting Association offers wind and hail coverage for coastal homes that cannot get it in the regular market. It is paired with a separate home policy.

Does South Carolina require homeowners insurance?

No state law requires it, but nearly every mortgage lender does. Most owners keep coverage even after the mortgage is paid off.

Can my insurer drop me for hurricane claims?

South Carolina law does not allow insurers to count act of God claims, such as hurricane damage, toward claim frequency when deciding whether to renew. Any non-renewal needs at least 60 days' notice and a specific reason.

My insurer non-renewed my South Carolina home. What are my options?

Compare other insurers through an independent agent right away. On the coast, wind coverage may come from the SC Wind and Hail Underwriting Association paired with a separate home policy.
