Illustration of a house with the text Home Insurance Rochester, New York

Rochester's older neighborhoods face lake-effect snow, ice storms that bring down trees and power lines, and deep freezes. Older homes, falling trees, and frozen pipes shape what Rochester homeowners need.

This guide covers what drives home insurance prices in Rochester, the New York rules that apply, and how to compare quotes from several insurers on the same terms.

Blake Insurance Group is an independent agency based in Tucson that serves Rochester homeowners by phone and online. We do not have an office in Rochester, and we compare options from the insurers we are appointed with for your exact address.

Owning a home in Rochester: what shapes your rate

Winter weather drives most Rochester claims.

Heavy snow and ice dams

Heavy snow and ice dams cause roof leaks and, in extreme cases, collapse. Sudden damage is usually covered, but keep gutters clear and attics insulated.

Ice storms and falling trees

Ice storms bring down trees onto homes and cars. Damage to your house is covered, but tree removal limits are often low when nothing is hit.

Frozen pipes

Deep freezes burst pipes. Sudden water damage is usually covered, but insurers can deny claims if heat was not maintained in a vacant home.

Older homes

Many homes are decades old. Ordinance or law coverage helps pay for code upgrades during repairs, and updated wiring, plumbing, and roofs can lower premiums.

New York rules and market facts every Rochester homeowner should know

  • No state mandate, but your lender requires it. New York does not require homeowners insurance by law, but nearly every mortgage lender does, and co-op and condo boards usually require owners to carry their own policy.
  • Three-year protection. According to the New York Department of Financial Services, once a homeowners policy has been in force for 60 days, the insurer generally cannot cancel or non-renew it for three years, except for reasons such as nonpayment, fraud, or changes that make the home uninsurable.
  • Non-renewal notice. After that period, an insurer that will not renew must notify you at least 45 and no more than 60 days before the policy expires, and must explain the reason.
  • Coastal homes. In coastal areas such as Long Island, Staten Island, Brooklyn, and Queens, options can be more limited, and many policies carry a separate hurricane or windstorm deductible. Read how and when it applies.
  • The FAIR Plan. If regular insurers decline your home, the New York Property Insurance Underwriting Association offers basic coverage as a last resort.
  • Flood and sewer backup are excluded. Home policies do not cover flood, and sewer or drain backup usually needs an added endorsement. See New York flood insurance.

How to compare Rochester quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Dwelling (Coverage A)Same rebuild amount, based on replacement cost, not market value
Other structures and personal propertySame limits, and replacement cost (not actual cash value) for belongings
Loss of useSame limit for living expenses if you cannot stay in the home
Personal liability and medical paymentsSame limits, such as $300,000 liability
DeductiblesSame all-peril deductible and, near the coast, the same hurricane or windstorm deductible
Roof settlementReplacement cost or actual cash value for the roof, and any roof age schedule
EndorsementsWater backup, extended replacement cost, ordinance or law, and scheduled jewelry

Discounts worth asking about in Rochester

  • Home and auto bundle, compared on the total of both policies.
  • Protective devices, such as monitored alarms and water leak sensors.
  • Claims-free and updated-systems credits where offered.
  • The basics. Home and auto bundle, claims-free, new or impact-resistant roof, monitored alarm, smart water shutoff, new home, paid-in-full, and paperless discounts, where the insurer offers them.

Discount names, amounts, and availability vary by insurer.

Non-renewed, an older roof, or prior claims? You still have options. Some insurers and specialty markets write harder-to-place homes. Call 888-387-3687 and we will shop it for you.

Rochester home insurance FAQs

Is ice dam damage covered?

Sudden water damage inside your home from an ice dam is usually covered. Repairing the roof itself or removing the ice may not be, depending on the policy.

Does my policy cover a tree that falls on my house?

Yes, damage to your home from a fallen tree is covered, minus your deductible. Removing trees that fall without hitting a structure is usually covered only up to a small limit.

Will my policy cover food lost in a power outage?

Some policies include a small amount of food spoilage coverage, and others offer it as an add-on. Ask how each quote handles it.

Does New York require homeowners insurance?

No state law requires it, but nearly every mortgage lender does, and co-op and condo boards usually require owners to carry their own policy.

Can my insurer drop me after a claim?

Once a policy has been in force for 60 days, New York generally bars cancellation or non-renewal for three years except for limited reasons. After that, the insurer must give 45 to 60 days' notice with the reason.

Is basement flooding covered in Rochester?

Flooding from surface water is not covered without a flood policy. Water that backs up through a drain or sewer is covered only if you add sewer and drain backup coverage.
