Home Insurance in Michigan: Basements, Winter Claims, and City Guides

Illustration of a house with the text Home Insurance Michigan, statewide guide

Michigan home insurance is shaped by basements, heavy rain, and long winters. Sewer backup coverage, older homes, and state protections under the Essential Insurance Act matter most here.

This guide covers Michigan's home insurance rules, the coverage choices that matter most, and links to our local guides for 10 Michigan cities. Compare quotes from several insurers on the same terms with one call.

Blake Insurance Group is an independent agency based in Tucson that serves Michigan homeowners by phone and online. We do not have an office in Michigan, and we compare options from the insurers we are appointed with for your exact address.

Owning a home in Michigan: what shapes your rate

Local conditions vary across Michigan, but these risks come up statewide.

Basement flooding and sewer backup

Heavy summer rain can overwhelm sewers and back water into basements. Sewer and drain backup is excluded unless you add the endorsement, so choose a limit that fits a finished basement.

Older homes

Older homes can cost more to rebuild to current code. Ordinance or law coverage helps pay for required upgrades, and updated wiring, plumbing, and roofs can lower your price.

Ice dams and heavy snow

Ice dams force meltwater under shingles and into ceilings, and heavy snow can damage roofs. Sudden damage is usually covered, but long-term leaks are not.

Frozen pipes

Pipes in exterior walls and unheated spaces can freeze and burst. Sudden damage is usually covered if you kept the home heated.

Grand River flooding

Homes near the Grand River can flood. Flood is excluded from home policies, and flood policies usually have a 30-day waiting period.

Michigan rules and market facts every homeowner should know

  • No state mandate, but your lender requires it. Michigan does not require homeowners insurance by law, but nearly every mortgage lender does.
  • The Essential Insurance Act. Michigan law limits the reasons an insurer can use to refuse, cancel, or non-renew home insurance, and requires written notice that states the reason. You can ask the insurer to explain the specific reasons in writing.
  • Basements and sewer backup. Heavy rain, like the June 2021 storms that flooded thousands of basements in Detroit and Dearborn, overwhelms sewers. Sewer and drain backup is excluded unless you add the endorsement, and surface flooding needs a flood policy.
  • Winter claims. Ice dams, heavy snow, frozen pipes, and ice storms drive many Michigan claims. Sudden damage is usually covered, but long-term leaks and poor maintenance are not.
  • Michigan Basic. If regular insurers decline your home, the Michigan Basic Property Insurance Association offers coverage as a last resort. It is sold only through licensed agents like us.
  • Flood is excluded. River and surface flooding are not covered by home policies. See Michigan flood insurance.

How to compare Michigan quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Dwelling (Coverage A)Same rebuild amount, based on replacement cost, not market value
Other structures and personal propertySame limits, and replacement cost (not actual cash value) for belongings
Loss of useSame limit for living expenses if you cannot stay in the home
Personal liability and medical paymentsSame limits, such as $300,000 liability
DeductiblesSame deductible, and the same sewer and drain backup limit if the quote includes one
Roof settlementReplacement cost or actual cash value for the roof, and any roof age schedule
EndorsementsWater backup, extended replacement cost, ordinance or law, and scheduled jewelry

Discounts worth asking about in Michigan

  • Home and auto bundle, compared on the total of both policies.
  • Protective devices, such as monitored alarms, sump pump alarms, and water leak sensors.
  • Updated systems, such as newer roofs, wiring, and plumbing, where offered.
  • The basics. Home and auto bundle, claims-free, new or impact-resistant roof, monitored alarm, smart water shutoff, new home, paid-in-full, and paperless discounts, where the insurer offers them.

Discount names, amounts, and availability vary by insurer.

Non-renewed, an older roof, or prior claims? You still have options. Some insurers and specialty markets write harder-to-place homes. Call 888-387-3687 and we will shop it for you.

Michigan home insurance FAQs

Is a backed-up sewer or floor drain covered?

Not unless you add sewer and drain backup coverage. In Michigan it is one of the most important endorsements, especially with a finished basement.

Why does my older home cost more to insure?

Older homes can cost more to rebuild, especially to current code. Ordinance or law coverage helps, and updated wiring, plumbing, and roofs can lower your price.

Are ice dams covered?

Sudden water damage from an ice dam is usually covered. Repeated leaks and damage from poor maintenance are not, and some policies limit roof claims on older roofs.

Does home insurance cover river flooding?

No. Flood is excluded from home policies. A separate flood policy covers it, usually after a 30-day waiting period.

Does Michigan require homeowners insurance?

No state law requires it, but nearly every mortgage lender does. Most owners keep coverage even after the mortgage is paid off.

Is basement flooding covered in Michigan?

It depends on the cause. Sewer and drain backup is covered only if you add the endorsement, and surface or river flooding needs a separate flood policy.

My insurer non-renewed my Michigan home. What are my options?

Michigan requires written notice with a reason. Compare other insurers through an independent agent right away. If no regular insurer will write the home, Michigan Basic may offer coverage.
