Owning a home in Martinsburg: what shapes your rate
Growth shapes Martinsburg coverage.
Rebuilding costs
Construction costs have risen sharply. Make sure your dwelling limit reflects full rebuilding cost, and consider extended replacement cost.
Falling trees
Wooded lots mean falling trees in wind and ice storms. Damage to your home from a falling tree is covered, subject to your deductible.
Flash and river flooding
Heavy rain in narrow valleys causes fast flooding, as in the June 2016 floods. Flood is excluded from home policies, and flood policies usually have a 30-day waiting period.
Mine subsidence
Your county is one where mine subsidence coverage must be requested. If there are old mines nearby, ask us to add it. The state program reinsures up to $200,000.
Coverage priorities for Martinsburg homeowners
| Your situation | Coverage to review | Why it matters |
|---|---|---|
| Any homeowner | Dwelling at full rebuilding cost | Construction costs have risen. |
| Any homeowner | Compare deductibles | Higher deductibles lower premiums. |
| In a valley or near a river | Flood quote | Home policies exclude flood. |
| Also insuring your cars | Home and auto bundle | Often the largest discount. |
Examples only, not recommendations. Coverage availability and terms vary by insurer.
West Virginia rules and market facts every Martinsburg homeowner should know
- No state mandate, but your lender requires it. West Virginia does not require homeowners insurance by law, but nearly every mortgage lender does.
- Mine subsidence coverage. In most West Virginia counties, mine subsidence coverage is included automatically on policies for a separate premium unless you waive it. In Berkeley, Cabell, Calhoun, Hampshire, Hardy, Jackson, Jefferson, Monroe, Morgan, Pendleton, Pleasants, Ritchie, Roane, Wirt, and Wood counties, you must request it. The state program reinsures up to $200,000, and new coverage starts 30 days after you apply.
- Non-renewal notice. Insurers must notify you at least 30 days before the end of the policy period if they will not renew, state the specific reason, and tell you about your right to a hearing with the Insurance Commissioner.
- The FAIR Plan. If regular insurers decline your home, the West Virginia Essential Property Insurance Association offers coverage as a last resort. Applications go through a licensed agent like us.
- Landslides are excluded. Earth movement, including landslides and slips on hillside lots, is excluded from standard home policies. Mine subsidence is the main exception, and only through the state program.
- Flood is excluded. River and flash flooding are not covered by home policies. See West Virginia flood insurance.
How to compare Martinsburg quotes apples to apples
A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.
| Coverage | What to match |
|---|---|
| Dwelling (Coverage A) | Same rebuild amount, based on replacement cost, not market value |
| Other structures and personal property | Same limits, and replacement cost (not actual cash value) for belongings |
| Loss of use | Same limit for living expenses if you cannot stay in the home |
| Personal liability and medical payments | Same limits, such as $300,000 liability |
| Deductibles | Same deductible, and the same mine subsidence coverage if your county includes it |
| Roof settlement | Replacement cost or actual cash value for the roof, and any roof age schedule |
| Endorsements | Water backup, extended replacement cost, ordinance or law, and scheduled jewelry |
