Coverage Snapshot for Construction Risks

General Liability (GL)

Helps protect against third-party injuries or property damage arising from your operations. We tailor Additional Insured language, Primary & Non-Contributory, and Completed Operations to match contract wording.

Builder’s Risk

Project-based property coverage for structures under construction or renovation, including materials, fixtures, and sometimes property in transit or temporary structures—subject to the policy form.

Tools & Equipment (Inland Marine)

Protects mobile tools and contractor’s equipment against theft or damage at jobsites and while in transit; options for rented/borrowed equipment are available on many forms.

Workers’ Compensation

Benefits for employee injuries/illnesses arising out of work. Premiums reflect payroll and trade classifications; experience mod and safety programs influence cost.

Commercial Auto & Hired/Non-Owned

Covers business vehicles; HNOA extends liability when using rented or employee vehicles for business purposes.

Contractors Pollution Liability

Covers third-party bodily injury, property damage, and cleanup costs from pollution conditions caused by your work—filling common GL gaps.

Umbrella/Excess

Boosts liability limits over GL, Auto, and Employers’ Liability; often needed for larger contracts or municipal work.

Professional / Design-Build E&O

For design-assume, design-assist, or construction management exposures when your role includes plans/specs or professional services.

Core Coverages & Contract Nuances
Coverage What it does Contract nuance Best for
GL + AI Endorsements Third-party BI/PD from operations AI (CG 20 10) for ongoing ops; add CG 20 37 for completed ops; Primary & Non-Contributory All trades & GCs
Builder’s Risk Property under construction Choose project value limit; consider soft costs, testing, temp storage, transit options New builds & renovations
Tools & Equipment Mobile tools/equipment Scheduled vs blanket; include rented/borrowed equipment where needed Trades with mobile gear
Contractors Pollution Pollution BI/PD & cleanup GL often excludes many pollution events; CPL fills the gap on jobsites Excavation, concrete, roofing, remediation
Workers’ Comp Employee injury benefits State-specific rules; payroll/class codes drive premium Any employer with staff
Wrap-Ups (OCIP/CCIP) Project-wide liability program Owner- or contractor-controlled; simplifies limits and compliance across subs Large projects/multiparty jobs

Construction Insurance Pricing & Savings

What Moves Your Rate (and How to Save)
Driver Why it matters Pro move
Trade & project size Higher-hazard trades and large contracts carry more loss potential Segment by class; consider project-specific GL or wrap-ups for majors
Payroll & receipts GL/WC rated on exposure bases; audits true-up at policy end Report changes early; use pay-as-you-go WC to smooth cash flow
Claims history & mod Losses impact pricing and eligibility; WC mod affects premiums Safety programs, return-to-work, and toolbox talks reduce frequency/severity
Equipment & security Theft and damage drive inland marine rates VIN/serial logs, jobsite lighting, GPS/telematics, lock-out protocols
Contract terms AI/waivers/limits can increase cost Standardize COI requirements; use per-project aggregates when needed
Bundles & deductibles Multi-policy credits and sensible deductibles improve value Bundle GL/Auto/IM; align deductibles with expected loss frequency

We’ll benchmark your operations and contracts, then right-size limits, deductibles, and endorsements—so certificates clear quickly and premiums make sense.

Construction Insurance: FAQ

What’s the difference between GL and Builder’s Risk?

GL addresses third-party injuries or property damage your work causes. Builder’s Risk is first-party property coverage for the project itself (structure, materials) while it’s under construction.

Do I need both CG 20 10 and CG 20 37 Additional Insured endorsements?

Most contracts require AI for both ongoing operations (CG 20 10) and completed operations (CG 20 37). Together they extend AI status during the job and after completion, per the policy terms.

Are my tools covered by GL?

No. GL doesn’t cover your own property. Tools and equipment are usually insured under an inland marine (contractor’s equipment) policy—scheduled or blanket.

What about pollution incidents on a jobsite?

Many GL policies exclude most pollution events. Contractors Pollution Liability can respond to third-party BI/PD and cleanup costs caused by your work, subject to the form.

Is a wrap-up (OCIP/CCIP) better than each sub carrying their own GL?

Large projects often use owner- or contractor-controlled programs to unify limits, claims handling, and COI compliance. We’ll help evaluate if a wrap-up is appropriate.
