Illustration of an apartment building with the text Renters Insurance Pennsylvania, statewide guide

Pennsylvania renters range from Philadelphia row houses to Pittsburgh hillsides and Penn State apartments. Your landlord's policy does not cover your belongings or liability.

This guide covers Pennsylvania's renters insurance rules, the coverage choices that matter most, and links to our local guides for 10 Pennsylvania cities. Compare quotes from several insurers on the same terms with one call.

Blake Insurance Group is an independent agency based in Tucson that serves Pennsylvania renters by phone and online. We do not have an office in Pennsylvania, and we compare options from the insurers we are appointed with for your exact address.

Renting in Pennsylvania: what shapes your rate

Local conditions vary across Pennsylvania, but these risks come up statewide.

Row house fires

In attached row houses, a fire next door can spread to your unit. Personal property and loss of use coverage pay for replacements and temporary housing.

Schuylkill River flooding

The Schuylkill River has flooded nearby neighborhoods, including during Ida in 2021. Renters policies exclude flood, but a flood policy covers belongings up to $100,000.

Sewer backup and basement water

Heavy rain can overwhelm older sewers and push water up through basement drains. Renters policies exclude sewer backup unless you add an endorsement.

Student renters

A parent's homeowners policy may extend limited coverage to a student living away at school, but off-campus apartments often need their own renters policy with their own liability limit.

Landslides and hillsides

Hillside rentals face landslide risk after heavy rain. Earth movement is excluded from renters policies, though fire or explosion that follows may be covered.

Pennsylvania rules and market facts every renter should know

  • Not required by law, but often required by your lease. Pennsylvania does not require renters insurance, but many apartment buildings and management companies require it, often with a minimum liability limit and proof that lists the property manager.
  • Your landlord's insurance does not cover you. The landlord's policy covers the building, not your belongings or your liability if someone is hurt in your unit.
  • Flood is excluded. Ida in 2021 flooded neighborhoods along the Schuylkill and across southeastern Pennsylvania. Renters policies exclude flood. National Flood Insurance Program policies cover renters' belongings up to $100,000, usually after a 30-day wait. See flood insurance.
  • Sewer backup needs an endorsement. Heavy rain can push water up through basement drains in older row houses and apartments. A sewer and drain backup endorsement covers it, usually for a low added cost.
  • Landslides and mine subsidence. Earth movement, including hillside slides and ground collapse over old mines, is excluded from standard renters policies.
  • Roommates need their own policies. Most renters policies cover only you and relatives who live with you.

How to compare Pennsylvania quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Personal propertySame limit, with replacement cost, not actual cash value, for your belongings
Loss of useSame limit for hotel and living costs if a covered loss forces you out
Personal liability and medical paymentsSame limits, and at least what your lease requires, such as $100,000 or $300,000 liability
DeductibleSame deductible, such as $500 or $1,000, for each claim
Special limitsSame limits for jewelry, electronics, bikes, and collectibles, or schedule items worth more
EndorsementsWater backup, identity theft, and pet liability if you have a dog, plus separate earthquake or flood coverage where needed

Discounts worth asking about in Pennsylvania

  • Renters and auto bundle, compared on the total of both policies.
  • Protective devices, such as smoke detectors, deadbolts, and monitored alarms.
  • Claims-free and paid-in-full discounts where offered.
  • The basics. Renters and auto bundle, claims-free, monitored alarm, sprinklered or gated building, paid-in-full, paperless, and affiliation discounts, where the insurer offers them.

Pennsylvania renters insurance FAQs

Is a sewer backup covered?

Not by default. Water that backs up through drains is usually covered only if you add a sewer and drain backup endorsement, which is common for basement and first-floor units.

Is my bike covered if it is stolen?

Usually, yes. Renters insurance covers a stolen bike as personal property, subject to your deductible. A high-value or electric bike may need to be scheduled.

Is landslide damage covered?

No. Earth movement, including landslides and mine subsidence, is excluded from standard renters policies. Fire or explosion that results may still be covered.

What if a fire or storm makes my apartment unlivable?

Loss of use coverage pays reasonable extra living costs, such as a hotel and meals, while the unit is repaired, up to your policy limit.

Does Pennsylvania require renters insurance?

No state law requires it, but many leases do. Your landlord can ask for proof of coverage and a minimum liability limit.

Is sewer backup covered for renters in Pennsylvania?

Not by default. Water that backs up through drains is usually covered only if you add a sewer and drain backup endorsement, which is worth it for basement and first-floor units.

Do my roommates in Pennsylvania need their own policy?

Usually, yes. Most renters policies cover only you and relatives who live with you. Each unrelated roommate should carry their own policy.
