This guide covers South Carolina's renters insurance rules, the coverage choices that matter most, and links to our local guides for 10 South Carolina cities. Compare quotes from several insurers on the same terms with one call.

Renting in South Carolina: what shapes your rate
Local conditions vary across South Carolina, but these risks come up statewide.
Hurricanes
Hurricane wind can blow out windows and soak your belongings. Wind damage is usually covered, though coastal policies may carry a separate hurricane deductible.
Storm surge and flooding
Storm surge, tidal flooding, and heavy rain cause much of the coastal damage. Renters policies exclude flood, but a flood policy covers belongings up to $100,000.
Student renters
A parent's homeowners policy may extend limited coverage to a student living away at school, but off-campus apartments often need their own renters policy with their own liability limit.
Earthquakes
The Charleston area has a history of earthquakes. Earthquake damage is excluded from renters policies unless you add an endorsement.
Military renters
Renters insurance follows your belongings, including in storage, subject to limits. Some on-base housing requires renters insurance or includes limited coverage, so check your housing agreement.
Coverage priorities for South Carolina renters
| Your situation | Coverage to review | Why it matters |
|---|---|---|
| Ground-floor or coastal unit | Contents flood policy | Renters policies exclude flood. |
| Coastal renter | Check hurricane deductible and wind coverage | Coastal policies vary. |
| College student | Check a parent's policy, then renters | Off-campus coverage is often limited. |
| Charleston-area renter | Earthquake endorsement | Excluded unless added. |
| Service member | Renters policy with storage coverage | Belongings move with you. |
| Any renter | Personal property at replacement cost | Actual cash value pays less for used items. |
Examples only, not recommendations. Coverage availability and terms vary by insurer.
South Carolina rules and market facts every renter should know
- Not required by law, but often required by your lease. South Carolina does not require renters insurance, but many apartment communities require it, often with a minimum liability limit and proof that lists the property manager.
- Your landlord's insurance does not cover you. The landlord's policy covers the building, not your belongings or your liability if someone is hurt in your unit.
- Hurricanes and coastal wind. Wind damage to your belongings is usually covered, but coastal renters policies may carry a separate hurricane deductible or exclude wind. Read your declarations page before hurricane season.
- Earthquakes. The Charleston area has a history of earthquakes, including the 1886 quake and the 2021 to 2022 Summerville swarm. Earthquake damage is excluded unless you add an endorsement.
- Flood is excluded. National Flood Insurance Program policies cover renters' belongings up to $100,000, usually after a 30-day wait. See South Carolina flood insurance.
- Roommates need their own policies. Most renters policies cover only you and relatives who live with you.
How to compare South Carolina quotes apples to apples
A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.
| Coverage | What to match |
|---|---|
| Personal property | Same limit, with replacement cost, not actual cash value, for your belongings |
| Loss of use | Same limit for hotel and living costs if a covered loss forces you out |
| Personal liability and medical payments | Same limits, and at least what your lease requires, such as $100,000 or $300,000 liability |
| Deductible | Same deductible, such as $500 or $1,000, and the same hurricane or wind deductible if your policy has one |
| Special limits | Same limits for jewelry, electronics, bikes, and collectibles, or schedule items worth more |
| Endorsements | Water backup, identity theft, and pet liability if you have a dog, plus separate earthquake or flood coverage where needed |
