Illustration of a house with the text Home Insurance Charleston, West Virginia

Charleston, the state capital, sits where the Elk River meets the Kanawha, with many homes on steep hillsides. Flooding, mine subsidence, and hillside lots shape what Charleston homeowners need.

This guide covers what drives home insurance prices in Charleston, the West Virginia rules that apply, including mine subsidence coverage, and how to compare quotes from several insurers on the same terms.

Blake Insurance Group is an independent agency based in Tucson that serves Charleston homeowners by phone and online. We do not have an office in Charleston, and we compare options from the insurers we are appointed with for your exact address.

Owning a home in Charleston: what shapes your rate

Rivers and hills shape Charleston coverage.

Kanawha and Elk rivers flooding

Homes near the Kanawha and Elk rivers can flood. Flood is excluded from home policies, and flood policies usually have a 30-day waiting period.

Mine subsidence

Mine subsidence coverage is included automatically in your county unless you waived it. Check that your limit matches your home's value, up to the $200,000 state maximum.

Landslides and hillside lots

Many homes sit on hillsides where slips and landslides happen. Earth movement is excluded from standard home policies, so drainage and retaining walls matter.

Older homes

Older homes can cost more to rebuild to current code. Ordinance or law coverage helps pay for required upgrades, and updated wiring, plumbing, and roofs can lower your price.

West Virginia rules and market facts every Charleston homeowner should know

  • No state mandate, but your lender requires it. West Virginia does not require homeowners insurance by law, but nearly every mortgage lender does.
  • Mine subsidence coverage. In most West Virginia counties, mine subsidence coverage is included automatically on policies for a separate premium unless you waive it. In Berkeley, Cabell, Calhoun, Hampshire, Hardy, Jackson, Jefferson, Monroe, Morgan, Pendleton, Pleasants, Ritchie, Roane, Wirt, and Wood counties, you must request it. The state program reinsures up to $200,000, and new coverage starts 30 days after you apply.
  • Non-renewal notice. Insurers must notify you at least 30 days before the end of the policy period if they will not renew, state the specific reason, and tell you about your right to a hearing with the Insurance Commissioner.
  • The FAIR Plan. If regular insurers decline your home, the West Virginia Essential Property Insurance Association offers coverage as a last resort. Applications go through a licensed agent like us.
  • Landslides are excluded. Earth movement, including landslides and slips on hillside lots, is excluded from standard home policies. Mine subsidence is the main exception, and only through the state program.
  • Flood is excluded. River and flash flooding are not covered by home policies. See West Virginia flood insurance.

Discounts worth asking about in Charleston

  • Home and auto bundle, compared on the total of both policies.
  • Protective devices, such as monitored alarms and water leak sensors.
  • Updated systems, such as newer roofs, wiring, and plumbing, where offered.
  • The basics. Home and auto bundle, claims-free, new or impact-resistant roof, monitored alarm, smart water shutoff, new home, paid-in-full, and paperless discounts, where the insurer offers them.

Discount names, amounts, and availability vary by insurer.

Non-renewed, an older roof, or prior claims? You still have options. Some insurers and specialty markets write harder-to-place homes. Call 888-387-3687 and we will shop it for you.

Charleston home insurance FAQs

Does home insurance cover flooding?

No. Flood is excluded from home policies. A separate flood policy covers it, usually after a 30-day waiting period.

Is damage from a falling tree covered?

Yes, if the tree damages your home or another covered structure. Removal of a tree that falls without hitting anything is usually limited.

Why does my older home cost more to insure?

Older homes can cost more to rebuild, especially to current code. Ordinance or law coverage helps, and updated wiring, plumbing, and roofs can lower your price.

Does West Virginia require homeowners insurance?

No state law requires it, but nearly every mortgage lender does. Most owners keep coverage even after the mortgage is paid off.

Do I have mine subsidence coverage in Charleston?

In most counties it is included automatically unless you waived it, and in 15 counties you must request it. Check your declarations page or ask us to review it.

Is a landslide covered?

No. Earth movement, including landslides, is excluded from standard home policies. Mine subsidence coverage applies only to collapse of underground mines.
