Staten Island's family neighborhoods include East Shore communities hit hard by Sandy's storm surge. Coastal flooding, windstorm deductibles, and rebuilding costs shape what Staten Island homeowners need.

Owning a home in Staten Island: what shapes your rate

The shoreline shapes Staten Island coverage.

Coastal storms

Coastal neighborhoods face storm surge and wind from hurricanes and nor'easters. Flood needs its own policy, and a hurricane or windstorm deductible may apply.

Basement flooding and sewer backup

Heavy rain, like the 2021 storm from Ida, can overwhelm sewers and flood basements. Sewer backup needs an added endorsement, and surface flooding needs a flood policy.

Higher rebuilding costs

Rebuilding in New York City is expensive. Set your dwelling limit to full rebuilding cost and consider extended replacement cost.

Two-family homes and rentals

Many insurers write owner-occupied two-family homes on a homeowners policy. Renting out units adds liability, so make sure the policy fits how the building is used.

New York rules and market facts every Staten Island homeowner should know

  • No state mandate, but your lender requires it. New York does not require homeowners insurance by law, but nearly every mortgage lender does, and co-op and condo boards usually require owners to carry their own policy.
  • Three-year protection. According to the New York Department of Financial Services, once a homeowners policy has been in force for 60 days, the insurer generally cannot cancel or non-renew it for three years, except for reasons such as nonpayment, fraud, or changes that make the home uninsurable.
  • Non-renewal notice. After that period, an insurer that will not renew must notify you at least 45 and no more than 60 days before the policy expires, and must explain the reason.
  • Coastal homes. In coastal areas such as Long Island, Staten Island, Brooklyn, and Queens, options can be more limited, and many policies carry a separate hurricane or windstorm deductible. Read how and when it applies.
  • The FAIR Plan. If regular insurers decline your home, the New York Property Insurance Underwriting Association offers basic coverage as a last resort.
  • Flood and sewer backup are excluded. Home policies do not cover flood, and sewer or drain backup usually needs an added endorsement. See New York flood insurance.

How to compare Staten Island quotes apples to apples

A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.

Coverage terms to match on every quote
CoverageWhat to match
Dwelling (Coverage A)Same rebuild amount, based on replacement cost, not market value
Other structures and personal propertySame limits, and replacement cost (not actual cash value) for belongings
Loss of useSame limit for living expenses if you cannot stay in the home
Personal liability and medical paymentsSame limits, such as $300,000 liability
DeductiblesSame all-peril deductible and, near the coast, the same hurricane or windstorm deductible
Roof settlementReplacement cost or actual cash value for the roof, and any roof age schedule
EndorsementsWater backup, extended replacement cost, ordinance or law, and scheduled jewelry

Discounts worth asking about in Staten Island

  • Home and auto bundle, compared on the total of both policies.
  • Protective devices, such as monitored alarms and water leak sensors.
  • Claims-free and updated-systems credits where offered.
  • The basics. Home and auto bundle, claims-free, new or impact-resistant roof, monitored alarm, smart water shutoff, new home, paid-in-full, and paperless discounts, where the insurer offers them.

Discount names, amounts, and availability vary by insurer.

Non-renewed, an older roof, or prior claims? You still have options. Some insurers and specialty markets write harder-to-place homes. Call 888-387-3687 and we will shop it for you.

Staten Island home insurance FAQs

Does a hurricane deductible apply to every storm?

No. It applies only when the policy's hurricane or windstorm trigger is met, which is defined in your policy. Other wind damage uses your regular deductible.

Can I insure my two-family home on a homeowners policy?

Often, if you live in one unit. Larger buildings or homes you do not live in usually need a dwelling or landlord policy.

Is flood insurance required?

Lenders require it in high-risk flood zones, and storm surge can reach homes outside them. Home policies exclude flood.

Does New York require homeowners insurance?

No state law requires it, but nearly every mortgage lender does, and co-op and condo boards usually require owners to carry their own policy.

Can my insurer drop me after a claim?

Once a policy has been in force for 60 days, New York generally bars cancellation or non-renewal for three years except for limited reasons. After that, the insurer must give 45 to 60 days' notice with the reason.

Is basement flooding covered in Staten Island?

Flooding from surface water is not covered without a flood policy. Water that backs up through a drain or sewer is covered only if you add sewer and drain backup coverage.
