Owning a home in Mobile: what shapes your rate
The Gulf shapes Mobile coverage.
Hurricanes
Coastal homes face hurricane wind and storm surge. Many policies use a percentage hurricane deductible, and flood needs a separate policy.
FORTIFIED roofs
A FORTIFIED roof uses sealed decking and stronger nailing to resist wind. It can lower your premium, and Strengthen Alabama Homes grants can help pay for it.
Flooding
Heavy rain and river flooding can damage homes outside mapped flood zones. Home policies exclude flood.
Falling trees
Mature trees fall on homes in storms. Damage to your house is covered, but removal limits for trees that miss the house are often low.
Coverage priorities for Mobile homeowners
| Your situation | Coverage to review | Why it matters |
|---|---|---|
| Coastal homeowner | Compare hurricane deductibles | A 2% deductible can mean thousands out of pocket. |
| Older roof | FORTIFIED upgrade and grant | Can lower your premium. |
| Near water or a low area | Separate flood policy | Home policies exclude flood. |
| Declined on the coast | AIUA coverage plus liability elsewhere | AIUA does not include liability. |
Examples only, not recommendations. Coverage availability and terms vary by insurer.
Alabama rules and market facts every Mobile homeowner should know
- No state mandate, but your lender requires it. Alabama does not require homeowners insurance by law, but nearly every mortgage lender does, usually with dwelling coverage at full replacement cost.
- FORTIFIED homes earn discounts. Homes built or re-roofed to the IBHS FORTIFIED standard are better protected against wind, and admitted Alabama insurers must give a premium discount when you provide the certificate.
- Strengthen Alabama Homes grants. The state's program pays up to $10,000 toward upgrading a primary residence to a FORTIFIED Roof in participating counties, with applications opening county by county. Rentals are not eligible.
- Coastal hurricane deductibles. According to the Alabama Department of Insurance, many insurers in Mobile and Baldwin counties use percentage hurricane deductibles, usually 1% to 5%, that apply once a hurricane is declared. Some policies use a named storm deductible instead, which also applies to tropical storms.
- AIUA on the coast. If standard insurers decline a home in coastal Mobile or Baldwin County, the Alabama Insurance Underwriting Association can provide fire and wind coverage. It does not include liability, and it stops writing new policies when a storm threatens.
- Flood is excluded. Home policies do not cover flood, and National Flood Insurance Program policies usually have a 30-day waiting period. See Alabama flood insurance.
How to compare Mobile quotes apples to apples
A cheaper quote is only cheaper if the coverage matches. Line up each quote using the same limits and deductibles.
| Coverage | What to match |
|---|---|
| Dwelling (Coverage A) | Same rebuild amount, based on replacement cost, not market value |
| Other structures and personal property | Same limits, and replacement cost (not actual cash value) for belongings |
| Loss of use | Same limit for living expenses if you cannot stay in the home |
| Personal liability and medical payments | Same limits, such as $300,000 liability |
| Deductibles | Same all-peril deductible and, near the coast, the same hurricane or named storm deductible (often 1% to 5%) |
| Roof settlement | Replacement cost or actual cash value for the roof, and any roof age schedule |
| Endorsements | Water backup, extended replacement cost, ordinance or law, and scheduled jewelry |

Mobile home insurance FAQs
When does a hurricane deductible apply?
Typically once a hurricane watch or warning is issued and until shortly after it ends. A named storm deductible can also apply to tropical storms, so check which one your policy uses.
Am I eligible for a Strengthen Alabama Homes grant?
The home must be your primary residence in a participating county, and applications open on a rolling, county-by-county schedule. Rentals are not eligible.
What is the AIUA?
The Alabama Insurance Underwriting Association is the state's insurer of last resort for coastal Mobile and Baldwin counties. It covers fire and wind for homes that standard insurers decline, but not liability.
Does Alabama require homeowners insurance?
No state law requires it, but nearly every mortgage lender does. Most owners keep coverage even after the mortgage is paid off.
How much can a FORTIFIED roof save?
Savings vary by insurer and location, and are largest near the coast. Admitted insurers must give a discount for a FORTIFIED certificate, and grants of up to $10,000 can cover much of the upgrade in participating counties.
Are tornadoes covered in Mobile?
Yes. Wind damage from tornadoes and severe storms is a covered peril on standard home policies, subject to your deductible.
